Two things this corridor needs more than most
1. Rent agreements, in volume

2. NRI power of attorney
A large amount of property along this belt is owned by families with members abroad, and sooner or later somebody needs a relative here to act. That is a મુખત્યારનામું, and it has to be done in a specific way to be usable:
- Executed abroad before an Indian Consulate or Embassy, or notarised locally and apostilled.
- Stamped in India after receipt, within the prescribed period. Do not let it sit in a drawer.
- Registered where it concerns immovable property — the Sub-Registrar and the bank will insist, whatever the strict legal position on optional registration.
The most common and most expensive NRI mistake is a power of attorney executed correctly overseas but worded so that the Sub-Registrar here will not act on it — the property not described adequately, the powers not specific enough, or the wrong kind of authority granted. In Suraj Lamp & Industries (P) Ltd. v. State of Haryana (2011) the Supreme Court held that the package of general power of attorney, agreement to sell and will does not convey or create title. Only a registered sale deed transfers title to immovable property. The Court did not invalidate genuine transactions carried out through a properly registered power of attorney — but if a property in this corridor is being offered to you on a GPA, you are not buying the property.
